Resort Manager's Message - April 2011

Please join us at 10:00 a.m. each Tuesday for our informal owner coffee located on the mezzanine level. Our weekly meetings provide a positive atmosphere to meet fellow owners and the Resort Manager while providing an avenue to exchange ideas and find answers to any questions you may have about the resort.

Below you will find information concerning recently completed and upcoming projects at the Eagle’s Nest.   

PROJECTS
Exterior Work:

  • Tower walkway resurfacing/screen enclosure replacement work began in April, 2010 and continued through late June 2010.
  • Villa walkway resurfacing and handrail replacement work began in late August and was completed by October, 2010.
  • Tower lanais resurfacing which is the final phase of this project will not be scheduled until after the interior renovation project is completed in 2013. 

Interior Work:  
Unit 107 has been renovated and will be our model unit for our owners to view when not occupied by fixed owners. Owners may see Unit 107 on their next visit to the property or by viewing photos on line at our website, www.eaglesnestmarco.com. Aside from addressing the necessary behind the wall plumbing replacement, we have given much thought and consideration to creating a “user friendly” unit with efficiency in mind. 

Listed below are many of the changes and new features of Unit 107.

  • New PVC drains and main water supply lines and a new manabloc plumbing system of PEX tubing with an easy access emergency shutoff panel have been installed for all water supply lines.
  • New vanity layout in master bath (MBath), which includes new bathroom door that now swings inward to the right, and new light switches on the left side of wall above the vanity top.  
  • New comfort height vanity cabinets with 4 drawers for storage in MBath.
  • New vanity in guest bath (GBath).
  • New Caesar Stone vanity tops (hard to scratch, easy to maintain manmade product that does not hold bacteria)  
  • MBath vanity top is now 94” long.
  • GBath vanity top has a banjo design for more surface area.
  • New faucets in both bathrooms.
  • New can lighting in both bathrooms will save energy and future cost.
  • MBath now has 6 compact fluorescent lights instead of 15 incandescent lights.
  • GBath now has 3 compact fluorescent lights instead of 6 incandescent lights.
  • New exhaust fans in both bathrooms.
  • New framed wall mirrors in both bathrooms.
  • New wiring in both bathrooms which includes new switches and receptacles with dedicated circuits (will eliminate overloads and blowing circuits).
  • MBath now has two quad receptacles on each side of the vanity.
  • GBath now has two separate receptacle boxes in the back splash.
  • New tiled walk-in shower with built-in bench in MBath.
  • New tub and wall tile in GBath.
  • New tile wainscot on wall behind toilet in both bathrooms.
  • New comfort height power flush toilets for water conservation in both bathrooms.
  • New grab bars, towel bars and towel rings in both bathrooms.
  • New Magnifying Mirror attached to wall in MBath.
  • New curved shower curtain rod and curtain in GBath.
  • New layout in living room recessed area includes a new closet for additional guest’s use/linen storage.
  • New location of the A/C and heating (HVAC) thermostat now mounted on side wall of new linen closet in recessed area.
  • New receptacle and can light installed in recessed area with a 3-way wall switch, located on left side of the bedroom door in living room for safety and convenience.
  • New Caesar Stone countertop and wood shelf installed in recessed area.
  • New contact switches have been installed on the sliding doors in both the living room and master bedroom that will shut off the HVAC unit when the doors are open – there will be a 3 minute delay before HVAC unit restarts, saving energy and cost.
  • New paint colors by Benjamin Moore: unit walls = shaker beige; living room accent wall = audubon russet; bedroom head board wall accent color = tyler taupe.
  • New crown molding in living room.
  • New white wood valances in both living room and master bedroom – this eliminates replacing fabric on the valances when colors are changed in the unit, resulting in future savings.
  • New 6” wood base trim installed throughout unit; excludes the bathrooms.
  • New tile in kitchen, hallway and both bathrooms.
  • Tiled dining room, walkway to the lanai and MBath – this will reduce carpet stains and high traffic wear.
  • Tiled both bedroom closets.
  • New carpet in area of living room and both bedrooms.
  • New ceiling fan light with wall switch has been added in master bedroom.
  • New ceiling fan/light for living room with 3-way wall switches have been added on right side of bedroom door in living room for safety and convenience.
  • New receptacle has been added to outside wall by end table for easy access.
  • New entry door that opens into the unit has been installed – this will prevent the wind suction hazard when lanai doors are open.

A two bedroom model Villa unit will be established in December of 2011 and a one bedroom model villa will be established in spring of 2012.   Villa unit renovation will be completed in 2013.
